The second phase of Awaab’s Law will come into effect on 30th November

From this date, the scope of the law, which requires social landlords to respond to hazards within specific timescales, will be extended to cover electrical faults, falls, fire risks, excess cold and heat, structural defect, and hygiene issues such as pest infestations.  On 13th July, the MHCLG confirmed that, for these hazards, landlords will be required to:

  • Investigate and make safe hazards that pose an immediate danger within 24 hours
  • Investigate other hazards within ten working days
  • Provide a written summary of what is wrong and what they plan to do about it within three working days
  • Carry out urgent safety work within five working days of the investigation
  • Commence longer-term repairs within twelve weeks.
