Risk factors for structural failure taken into account in the building inspection programme

The organisation's programme for inspecting buildings to verify their condition takes into account the risk factors for building collapse identified by the government's Structural Stability Working Group in 2021. These include:

  • Buildings constructed using the large panel system that have not been strengthened to meet current standards
  • Those containing RAAC
  • Properties that have been subject to airspace developments
  • Tower blocks built using steel or timber frames.

The potential for brick slips and other cladding materials to fall to the ground and cause injuries is also considered.

Where demolition and replacement is found to provide the best value, a detailed project plan is drawn up to rehouse the existing residents, alongside the development of new homes built to modern standards on the site.
