The board receives assurance that, at the individual property level, stock condition information, including the presence of or vulnerability to damp and mould and the resilience against the threats associated with climate change, is complete, accurate and up to date. In addition to the data from a planned programme of stock condition surveys, it considers patterns of repair requests and complaints. The information is recorded in a database, which is part of, or linked to, the Housing Management system. It is used to drive improvements and as the basis for long-term investment plans.
The data is regularly updated and analysed to clarify the current position in relation to regulatory standards for asset management and the investment required to achieve / maintain full compliance, with regular reporting of the overall position to the Board. It is subject to periodic independent assurance as to its integrity. Where the stock condition data for a material number of homes is missing or more than five years old, action is taken to regularise the position as soon as possible. The organisation communicates effectively with tenants to improve access to undertake stock condition surveys.
