Sample Control 412:
Fire safety remediation programme

If the organisation has buildings with flammable cladding or other significant fire safety defects, there is a programme in place to remediate these properties as quickly as possible, with works prioritised on the basis of risk.  The board receives regular assurance that all properties with material fire safety defects are included in the programme and that it is sufficiently well resourced.  It sets challenging targets and closely monitors progress with remediation works, ensuring that all relevant buildings are included and planned timescales are met, with buildings made safe as quickly as possible.  It receives independent assurance that any replacement cladding has been installed so as to provide full fire protection.  The cost of this work is also monitored with measures in place to ensure that claims are made to the government for reimbursement of the costs where appropriate.  There is regular communication with tenants about progress with the programme, the timings and arrangements for works that affect them, as well as reassurance that the safety of their building has been signifcantly improved.

For the moment, due to government restrictions on fire safety remediation funding for social rented housing, associations will have to fund a significant proportion of the work themselves and this should be taken into account in financial planning.  Data on the costs of cladding remediation published by the government in December has been used for assessing future costs and to ensure value for money.
